What we do

One system, four stages of assurance

We inspect commercial air conditioning, rate how it is actually performing, and put the findings behind a certificate. We do not install and we do not maintain, so the report is the product, not a pitch for follow-on work.

System inspection

A full on-site survey of your air conditioning plant, unit by unit: condition, operation, controls and maintenance history. Carried out by a fully qualified commercial air conditioning engineer, scheduled around your trading hours.

Efficiency rating

How an inspection runs

  1. We survey the system

    Tell us the site and roughly how many units. We agree a visit, sign in to your procedures, and survey every unit on the system, working around trading hours where floors cannot close.

  2. We test and rate

    Readings are taken on site and each system is rated on how it is actually performing. If we find something that needs attention now, you hear about it on the day, not in the post.

  3. You get the certificate

    A written report backed by a certificate: the rating, the findings and what to do about them, in priority order. We agree the re-inspection date and remind you before it lapses.

Air Quality Assurance CI is run by Andrew, a fully qualified commercial and domestic air conditioning engineer with over twenty years in the trade. He has installed and maintained air conditioning in banks, finance buildings, hotels and medical centres, and spent ten years in property management before that.

That history is why the inspections are worth paying for: he has commissioned, serviced and lived with the systems he now rates, and knows the difference between a reading that looks wrong and a system that is wrong.

Installation and maintenance are handled separately by our sister firm, Island Engineering. The relationship is stated here, and in every report, because impartial reporting depends on you knowing it: the findings are yours, and any firm can carry out the work.

Where the certificate stands legally

In the United Kingdom, air conditioning systems over 12kW rated output must be inspected regularly under the Energy Performance of Buildings regulations, the TM44 regime. Those regulations do not extend to Jersey, which legislates separately. A certificate here is a professional standard that operators, insurers and UK-headquartered estates ask for, not a Jersey legal obligation, and we will never tell you otherwise to win the work.

If anyone tells you an air conditioning inspection is a legal requirement in Jersey, ask them to cite the law.

Questions we get asked

Is an air conditioning inspection legally required in Jersey?

No. In the UK, systems over 12kW rated output must be inspected under the Energy Performance of Buildings regulations, the TM44 regime, but those regulations do not extend to Jersey, which legislates separately.

Certification here is a professional standard, not a statutory duty. It is what operators, insurers and UK-headquartered estates ask for when they want evidence a system is being run properly, and we will always describe it that way.

What does the certificate actually cover?

A written report on the system as we found it: the condition of each unit, how the system is actually performing, an efficiency rating, and what needs attention in priority order. You share an owner with an installation firm. How is the report impartial?

By telling you, which is what this answer is. Air Quality Assurance CI and Island Engineering are both run by Andrew. The inspection and the report are a separate, paid product: the findings are readings and conditions we can show you, the report is yours, and any contractor you choose can carry out the work it recommends.

How long does an inspection take?

Can you handle a portfolio rather than one building?

Yes. Multi-site landlords and managing agents get one schedule across the estate, a report per site, and renewal reminders before any certificate lapses. We can invoice the agent directly and work to your own reporting and sign-off process.

What do you need from us before a visit?

Access arrangements, where the indoor and outdoor plant is, and any maintenance records you hold. An asset list helps but is not required: if you do not have one, the survey produces one.
